Janko Rasic Architects, PLLC was commissioned to plan, design, and provide project management services for Banco Bradesco’s expansion at the top of 450 Park Avenue. The project includes the new offices and trading floor of the rapidly growing and highly successful Bradesco Securities, Inc.. Bradesco Securities, Inc., a wholly-owned subsidiary of Banco Bradesco, operates as a broker dealer in the United States.

Banco Bradesco takes social-environmental responsibility seriously. “[The bank] permanently strive[s] to include sustainability in [its] daily routine and corporate practices, taking in consideration not only economic, but also environmental and social aspect.”

The new offices reflect the bank’s philosophy. The design incorporates state-of-the-art high efficiency, long lasting LED lighting in place of fluorescent lighting at the common corridors. Daylight sensors at the perimeter of building will automatically reduce the amount of artificial light used and energy consumed in the space as natural daylight is harvested. The extensive use of glass brings natural light and views into the center of the building.

“Real Estate For Non-Profits Undergoes Boom”

“During one of the slowest years for commercial real estate, one area of commercial property is seeing a boom.

NY1's Real Estate reporter Jill Urban filed the following report.


It's been a slow year for commercial property. But a slowdown in the market is proving to be a opportune time for non-profits.

"Not-for-profits occupy over 14 percent of the commercial real estate in New York City, which is a significant number. They also tend to be counter-cyclical, meaning in down markets they tend to come out of woodworks," says President Suzanne Sunshine of S. Sunshine and Associates.

Those who lease space are taking advantage of the times, creating a boom in the non-profit sector.

"In 2009, the non-profit sector comprises 9.5 percent of total leasing activity through the end of August," says Perry Mesmer of FirstService Williams.

Mesmer says that is significantly greater than the the number of deals done by the same time last year.

Sunshine, who specializes in non-profit real estate, says the buildings her clients are attracted to are the ones that have the biggest declines in price.

"Prices for not-for-profit types of office space, which is basically class B and class C buildings, has fallen through the floor and are now somewhere around $25- to $30-per-foot price range," says Sunshine.

Some landlords who may have turned away certain program based groups a year ago because of the increased traffic they generate are now opening their doors and offering deals.

Another trend is that some non-profits who own buildings are subletting their space to other non-profits in an effort to offset costs in a difficult economy.

For example, Alice Boyne of the English Speaking Union of the United States says bringing a tenant into their building on East 39th Street was a good safety net.

"We didn't know what would come from the money from the endowment or gifts from our donors or from our foundation or corporate grants we would be going after," says Boyne. "So we wanted to cushion against difficulties in the market."

It's a win-win. The tenant, Humanity for Action, is the tenant and has found sharing the building with another non profit is beneficial on many levels.
"We are able to use a limited amount of space for our offices, but when it's needed and available we can use the larger spaces... but we don't have to pay for those facilities all the time," says Humanity for Action Executive Director Judy Goldstein.

So even though a down market may be tough for some, it's ripe with opportunities for others.”
